We want to make sure you have the best experience possible when you come to live with us. That’s why, when you make your application on line you will notice a notes section where you can write all your preferences. We will try wherever possible to accommodate these preferences, and will also help you connect with your new housemates before you arrive so there will always be a familiar face when you get here.
We have a range of cluster flats, and studios to choose from please see our website or talk to one of our team for guidance.
Cluster flats are where between 5, 6 and 8 students will share a kitchen and communal area between them. You will have your own bedroom and en-suite bathroom.
If you would prefer to have your own space, you can book a studio flat. A studio includes its own kitchenette, and you would not need to share any of your living experience.
You would still be able to socialise with other students in the common room downstairs.

The kitchens are equipped with toasters, kettles and a microwave. Should you require specific items for your personal health and safety, a small fridge in your room for example please let us know first so we can make sure the electrical infrastructure is not overloaded.
Remember that you will need to bring pots, pans, utensils, crockery and cutlery, additional items if you like to bake cakes, socialise with friends etc Good idea to have a bespoke/favourite design so you can recognise your own mug in the shared facilities.
Bedding isn’t provided unless it specifically says so on your booking. If you’d rather not carry bedding over with you, you can order it from us here and we’ll make sure it is in your room prior to your arrival.
Of course, you can! We are always happy to accommodate friend cluster requests. Give us a call to check availability, then all you need to do is book your rooms as usual and drop us a line with your names so we can link your bookings together or add in to the notes section on your online application.
You can pay by debit card, credit card or bank transfer.
If you want to pay by instalment you must provide a UK based guarantor.
If you are an international student wanting to pay by instalment you will need to use our recommended guarantor partner Housing Hand
There may be a deposit required to secure your room.
The deposit is paid at the time of booking your room. You can pay by debit or credit card or bank transfer.
10 days prior to move in we will send you a welcome pack and an invitation for paying your first rental installment.
At this point you will choose how you want to pay your rent. You can either pay us the full amount upfront or decide to pay us in instalments. If you choose to pay by instalments, you will need to provide a UK based guarator or use our guarantor partner, Housing Hand.
If your room is available before your contract starts this is quite possible. Drop us a line and let us know when you would be arriving, so we can check this for you. The additional rent for this period will have to be settled before your arrival.
You cannot smoke in your room or anywhere within the accommodation. There are designated smoking areas outside which are clearly signposted.
We want you to make this your home, and we’d be delighted for you to stay with us over the summer. Let your local team know that you’re thinking of staying and they’ll help you with the arrangement.
We understand how important it is to know that you are safe and secure at home. That is why we provide a 24 hour staffed service : to provide a safe, secure and supportive environment for all our residents and to help them settle in and transition smoothly to independent living.
Key to this service are our team members, whilst they are all SIA licensed and trained to provide the range of traditional security services like patrolling, access control, CCTV monitoring and First Aid, their training and role extends far beyond this.
Every day they provide a first point of contact for students, not only for incident reporting but to offer help and support with a whole range of sometimes complex and personal problems. Experts in conflict management, they can help with good order and noise issues and even mediate in problems between flat members, sensitively making sure that one person’s welfare is not affected by the “enjoyment” of another.
At Oxford House you will have the option to connect to the internet services with WiFi or a wired option, the internet services are provided by Ask4. (You will need to bring your own ethernet cable, these are not provided).
The general acceptable minimum level of WiFi coverage required is 80% of the area of the building, at Oxford House we meet this requirement and exceed it with WiFi available throughout.
The speed of WiFi and wired services are as follows:
- The maximum speed achievable by the base wired service is 120 Mbs. There is the option to upgrade the wired service we offer to 200 Mbs, the price to do this is £150.00 (per year) and 5 devices can be connected.
- The maximum speed achievable by the base WiFi service is up to 100Mbs. There is the option to upgrade the WiFi service to 4Connect-Plus Add-On which offers connection to unlimited devices and the cost is £25.00 (per year).
For questions regarding internet support or connection problems ASK4 are available 24/7. Occasionally, an issue may occur and if it does it’s likely to be different from one device to another, for the quickest solution contact ASK4 straight away.

If you are in a cluster flat then you are responsible for cleaning your own room, en-suite shower room and the shared kitchen within the flat. If you are living in a studio, you are responsible for cleaning your own room, en-suite and kitchenette. All communal areas are cleaned by the site cleaner. You can ask for assistance and advise at any time should you have difficulty maintaining your area clean and safe.
We recommend that if you are awaiting a visa or exam results to attend University you do not book until you have received these.
If after you have booked and confirmed your place you decide to withdraw you will need to find a replacement for your room - Please refer to the Teams and Conditions of booking to see cancellation options.

We will accommodate requests for single gender accommodation, where we can. Let us know in the notes section when you book with us and we will do our best to accommodate this for you.
Oxford House is committed to providing an excellent service and we are always keen to hear your feedback and understand from time to time complaints can arise.
You should always try to resolve any complaint you have about your accommodation by first going to reception and making a member of the site team aware who can then investigate the matter on your behalf.
If you feel this has not been effective, then Oxford House operates the following written complaints procedure. First either type a letter and hand it in to reception or email the on-site management team - OxfordHouse.UK@studentliving.sodexo.com
- Within 2 workings days of receiving a written complaint you will receive an acknowledgement advising you when you can anticipate a formal response.
- Within 7 Working days of receiving a written complaint we guarantee a full response from the on-site Manager
- If you are unhappy with the response. This complaint can then be escalated to the Account Manager who will respond within 12 working days of the original complaint.
- If you are still unhappy with the response. The complaint can then be escalated to the National Code Administrator of ANUK who will act as an arbitrator and will enter into correspondence with the tenant (or their representative).

Short Term Tenancies

Terms & Conditions
Please note any cashback/ monetary offers are not valid on short term and flexible tenancies. These tenancies are available selected room types, are for a limited time only and are subject to availability.
Bookings may be cancelled in writing or by email and must be received by the accommodation team within 7 days of accepting the tenancy agreement (AST).
If however, you decide to cancel your booking after the 7-day cooling off period, you may also be eligible for a full refund if your circumstances change due to any of the following reasons:
- Failure to achieve required grades
- Failure to obtain VISA
- Unable to travel due to illness or travel restrictions*
- Teaching for your course is moved to 100% online
*Demonstrable illness and/or travel restrictions as a direct result of COVID-19”
All bookings made for the 2021/2022 academic year are automatically eligible for Risk Free Booking however, eligibility expires on the date the signed tenancy is due to commence, or when the first instalment of rent, or the full instalment of rent is paid to the landlord, whichever is earlier.
